San Felipe vs. Other Baja Towns

They all have gorgeous coastline. The differences are in the details.

If you are thinking about buying property in Baja California, you have options. Rosarito, Ensenada, Loreto, Los Cabos, and San Felipe all have their own character, their own tradeoffs. None of them are "bad" choices -- but they are very different places, and the right one depends on what you are actually looking for.

We are obviously biased toward San Felipe. We live here. We sell property here. But we are going to try to be fair about this, because the last thing anybody needs is another glossy sales comparison that pretends one place has no drawbacks.

Rosarito

The appeal: It is the closest beach town to the U.S. border. You can be on a Rosarito beach 30 minutes after crossing at San Ysidro. Property prices are reasonable, and the restaurant and bar scene is lively.

The tradeoff: Rosarito feels like an extension of Tijuana in many ways. The traffic is real. The development is dense. And because it is so close to the border, it attracts a weekend party crowd that can make it feel more like a spring break destination than a community. If you want peace and quiet, Rosarito is not where you will find it.

Ensenada

The appeal: Ensenada is a real city -- 500,000+ people, a thriving food scene, wine country in the Valle de Guadalupe, and a working port. It has culture, infrastructure, and variety. The weather on the Pacific side is cooler than the Sea of Cortez side, which some people prefer.

The tradeoff: It is a city, with city problems. Traffic, noise, higher cost of living. Beachfront property is expensive, and the Pacific water is cold year-round. You are not swimming in January in Ensenada.

Loreto

The appeal: Loreto is stunning. It sits on the Sea of Cortez about halfway down the peninsula, and the islands offshore make for world-class snorkeling and fishing. The town itself is small, charming, and historic. If you want remote beauty, Loreto delivers.

The tradeoff: Getting there is the problem. Loreto is a 10+ hour drive from the U.S. border or a flight into a small regional airport. That remoteness is part of the charm, but it also means limited services, fewer English-speaking professionals, and a much smaller expat community. Weekend trips from Southern California are not really feasible.

Los Cabos (Cabo San Lucas / San Jose del Cabo)

The appeal: World-class resorts, golf courses, restaurants, and nightlife. Cabo is polished, international, and glamorous. The weather is fantastic, and there is a reason it is one of the most popular vacation destinations in Mexico.

The tradeoff: The price tag. Beachfront property in Cabo is luxury-priced -- we are talking $500K+ for a modest condo. The cost of living is significantly higher than the rest of Baja, and the town caters more to tourists than to residents. If you want a vacation home and have the budget, Cabo is great. If you want affordable beachfront and a real community, it is not the move.

San Felipe

The appeal: San Felipe sits on the Sea of Cortez side, which means warm water you can actually swim in most of the year. It is a 3.5-hour drive from San Diego -- close enough for long weekends, far enough to feel like you have left everything behind. The town has around 20,000 residents and 10,000 expats, which means you get a real community without the chaos of a big city.

Property prices are a fraction of what you would pay in Cabo or even Ensenada for equivalent beachfront. A homesite at La Hacienda, with ocean views and full infrastructure, costs less than a parking spot in some San Diego neighborhoods.

The tradeoff: San Felipe is small. If you need fine dining, a Trader Joe's, and a movie theater, you will miss those things. The town is growing, but it is still a small Mexican beach town. The summers are genuinely hot -- we are talking 110+ degrees in July and August. Most people who live here year-round plan their summer schedules around the heat, or they head north for a few weeks.

Every one of these towns has happy residents who will tell you they picked the right place. We just think that for the combination of proximity, affordability, warm water, and genuine community -- San Felipe is hard to beat. Come visit and see for yourself. We will buy you a taco.
