Understanding Mexican Property Ownership
For many years, Mexican restricted zone regulations prohibited foreigners from directly owning property within 60 miles of the border or 30 miles of the coast. This regulation was designed to protect Mexico's sovereignty over its most strategic territories.
However, the Mexican government recognized the economic value of allowing foreign investment in these desirable coastal and border areas. The Restricted Zone

This means that foreign nationals cannot hold direct title to property in San Felipe. Instead, ownership is facilitated through a legally established trust mechanism known as the Fideicomiso.
